Development strategy
Borgo dei Conti Resort will open again in summer 2024 after a total refurbishment with a complete new style, room types, restaurant, Spa and experience.
The Resort underwent a major conservative renovation, which began in 2023 by the architectural firm Spagnulo & Partners. The guiding concept of the project saw the redevelopment of the spaces and assets of the entire property, with a deliberate emphasis on the precious local cultural heritage. The methodological approach chosen by the owners and architects was philological and found in the link between the Umbrian school of Renaissance painting and Nature, the guide for every stylistic choice. The 15th and 16th century painting became a paradigm for the choice of colours and textures that characterise the interior design; the local craftsmen and their « know-how » were instead assigned the task of reinterpreting the culture of the area, through the use of indigenous materials – from Etruscan terracotta from Montone (PG) to the stones of San Terenziano, to the Sugaroni kiln in Castel Viscardo (TR) and the fabrics of Giuditta Brozzetti in Perugia as some of the heritage elements that were used inside the Resort.

History & Story
Rising where the ancient fortress once stood, of which there are records as early as the end of the 13th century, the Borgo was then inhabited by about 500 people, before being occupied in 1390 by the Raspanti Perugini. In the 19th century, its ownership passed to Lemmo Rossi Scotti, former Count of Montepetriolo, one of the greatest 19th-century painters, to whom we owe the transformation of the Borgo into a residential complex during the second half of the century. It was then that the monumental ‘Limonaia’ was built, in a neo-Gothic style identifiable in the overlaps, in the numerous battlements adorning the complex and in the landscaping of the park. The end of the 19th century saw the annexation to the property of the imposing park of approximately 16 hectares, which included 600 olive trees. The entire wooded area is criss-crossed by long avenues and covers the entire hillside up to the entrance to the valley, protected by an imposing castle-shaped tower and an oak forest. In the last century, the complex became, through noble succession, the property of Tiberio Rossi Scotti, a Perugian aristocrat and important landowner for the production of tobacco, as well as an authority in the management of fairs and agricultural markets. After Count Tiberio’s death, the complex saw two different estates follow one after the other, leaving it to its natural state for over 20 years. In 2003, the Borgo was taken over by the Babini Family who, after careful conservative renovation, inaugurated a new course, turning the estate into a Resort. The renovation of the Borgo, by The Hospitality Experience, the family’s hotel brand, has redefined the spaces, concept and services, positioning the new Borgo dei Conti Resort, which reopens in June 2024, as the new 5 Star reference point in the destination.

The main floor of the Villa – once entirely dedicated to the Counts – returns to its former splendour with the ‘Count’s Suite’ and the ‘Countess Suite’. After a conservative restoration that has recovered the characteristic architectural elements – such as the original fireplaces, frescoes, beamed ceilings and 19th-century pictorial inserts – these two signature suites are emblematic of the local cultural heritage, with stylish details in a contemporary key. Facing directly onto the garden, they offer the possibility of a modular stay: characterised by a large size, 120 and 60 square metres respectively, they can be booked either individually or together, even with the adjacent Executive room, allowing the exclusive use of the entire piano nobile for a total of 3 bedrooms, 3 bathrooms, 2 spacious lounges and 3 fireplaces, one of which in the Count’s Suite bathroom. An « in room dining » service by the Chef is also provided

• CEDRI FINE DINING RESTAURANT
The gastronomic restaurant led by Executive Chef Emanuele Mazzella, located inside the Villa in the historic Limonaia, takes its name from the two imposing cedar trees of Lebanon at its entrance. The restaurant, redefined in its interiors, is characterised by a predominant dialogue between the surrounding nature and the interior vegetation, thanks to the large windows overlooking the dehors and the Italian-style garden, from which it draws its inspiration. At guests’ disposal for evening service, the fine dining proposal is concrete and authentic: seasonal raw materials from local producers and from the Resort’s garden, elaborated in a contemporary key with great attention to taste composition. The spaces are further characterised by an architectural structure that recalls the shape of a « nest » inside the main dining room and an additional privatisable area (maximum 8 persons) with an open wine cellar.
• OSTERIA DEL BORGO
The more informal gastronomic proposal of Executive Chef Mazzella’s all-day dining formula welcomes guests throughout the day, surrounded by greenery, by the pool. The offer features the flavours of the Mediterranean tradition, with some international twists during the day, while for the evening service, the proposal focuses on traditional Umbrian recipes and the Chef’s Ischian origins, celebrating Southern Italy with a selection of signature Neapolitan pizzas.
• BAR
Located in the Villa, it welcomes guests from aperitif to after-dinner in indoor and outdoor spaces. Characterised inside by a bar with seating, outside, the historic courtyard provides a natural backdrop. The Wine Cellar, carved out of the foundations and characterised by barrel vaults, holds a selection of fine labels from around the world. The Wine Cellar can be privatised for up to 8 persons, on request.
Wellness
The large Spa, in the building annexed to the Villa, is modulated in different spaces, both indoors and outdoors: 4 treatment cabins – including 1 for couples – the wet area with a whirlpool bath and indoor bio-sauna with a panoramic view of the garden, Finnish sauna, Turkish bath, Sensory Deprivation area and Salt Room; on the upper floor there is access to the outdoor area with chaise lounges immersed in the olive grove and a heated swimming pool.
